What is rate spread, exactly?

Rate spread compares a loan’s APR with the average prime offer rate for a comparable loan.

A mortgage interest rate is only one part of its price. APR also reflects certain fees. The average prime offer rate, or APOR, is a survey-based benchmark for comparable loans. Subtract APOR from APR to get rate spread.

A spread of +0.48 percentage points means APR was 0.48 percentage points above the benchmark. It does not mean the borrower’s interest rate was 0.48 percent. Compare loans within the same year, type and purpose. A lower spread is useful context, but borrower and product differences still matter.
